Schedules of Condition are prepared for several reasons.
On commercial properties, landlords and tenants sometimes need an accurate record of the condition of a property prior to the grant of a lease - particularly when the tenant's repairing obligations are qualified.
Whenever works are notifiable under the Party Wall etc. Act 1996, it is sensible and often essential to have a Schedule of Condition prepared recording the state of adjoining premises.
Each of the schedules we produce are accompanied by a detailed photographic record.
